Leasing and Sales

We represent your best interest at no cost to you, the business owner / investor.  Fees are typically paid by Landlords and Sellers.  At the onset of most projects, and for any subsequent budget year, co-brokerage fees are usually factored into a project pro-forma for leasing and sales transactions.

Once we have a thorough understanding of our clients real estate criteria and needs, we provide full service representation beginning with market research, and continuing with market and project tours, site identification and selection, economic evaluation, and negotiation of letters of intent, proposals, and leases/contracts.

  

While our clients are investing their valuable time on what they do best, we cover all of the bases.  Communication with our clients is a key priority and essential during every step of the process in order to deliver information quickly and accurately, to overcome hurdles, and to move the transaction along in the most efficient way.

Elize Pruske, CCIM has resided in Boerne since the late 1980's.  Over the course of her commercial real estate career she has commuted primarily to San Antonio, as well as other Texas markets and across state lines to work on various commercial real estate projects.

 

Through the years, there was always a vision and dream of what full time real estate work would be like in Boerne as limited opportunities arose from time to time. 

Past local projects have included:  

+  Boerne Square Shopping Center (the current HEB and retail center site), 

marketing and leasing for client, First American Bank, Bryan, Texas 

+ Methodist Boerne Medical Center,

development, marketing and leasing strategies for

Methodist Healthcare System, San Antonio, Texas

 

When the right opportunity to provide top rate commercial real estate services to the growing community of Boerne presented itself,

Elize formed EP Commercial Real Estate, LLC in May 2019.

Elize Pruske, CCIM is an accomplished commercial real estate professional with over 30 years' experience working on all product types. Elize’s enthusiasm and passion for commercial real estate is evident in her consistent performance as a top producer. With a proven track record of value creation and achieving client objectives for developers, institutional owners, as well as entrepreneurial owners of commercial real estate, Elize has repeatedly positioned assets to sell at the top of the market with unconventional thinking, proactive solutions and a focus on results.

 

Elize understands how to represent the best interest of clients while also fairly working with customers to meet their specific needs. Over the course of her career, she has worked with hundreds of businesses and a wide spectrum of business types, from small to mid-sized businesses and practices, local and regional firms, corporate office facilities, medical institutions, to Fortune 500 companies.

TAYLOR  DAHLGREN

Taylor Dahlgren is a native San Antonian who graduated from The University of Texas at Austin in 3 years with honors, and is currently on track to complete the Master of Real Estate program at Texas A&M University – a commercial real estate program ranked #2 in the world!

Taylor’s keen interest for commercial real estate has allowed her to accumulate over 3 years of quality experience in the industry’s niches of construction, marketing, operations, investments and dispositions. From interning at an Austin real estate firm focused on the realms of development, marketing and brokerage, to coordinating and overseeing remodel and new development projects, Taylor seeks to add value in any given situation by merging her vast range of knowledge with a consumer-centric approach. Her industry experience also includes working as a Real Estate Investment Consultant where she devised marketing strategies and sold 7 investment properties, producing over $125,000 in profits within a 3-month duration.

Additionally, Taylor holds a Texas Real Estate Salesperson license, as well as certification for Real Estate Financial Modeling in Excel. She embodies an enthusiastic resilience, an appetite for success and a passion for envisioning and implementing creative solutions.

In a brief amount of time, Taylor has built herself a well-rounded foundation in this industry and continues to position herself for growth.
